No Hidden Fees

We are proud in the fact that you will not be surprised with any hidden fees along the way. You will not be stung at the end of the tenancy with any new contract fees or inspection fees etc. The management fee will be taken from the monthly/weekly rental income you receive from us and any maintenance that has been agreed previously will be invoiced to you so you will be sure to receive the full rental amount.

On average we run at 99% occupancy on over 200 properties in the local area making us confident we can reduce periods of properties being vacant.

Full management

  • We will ensure that regular visits are made the property to check for any damage or repairs needed
  • Organise any Energy Performance Certificates, Landlords Gas Safety Certificates any other requirements should you wish
  • Advertise your property, find a suitable tenant and carry out all necessary employment and landlord references along with the relevant Right to Rent checks
  • Prepare the property and complete a detailed inventory including all meter readings
  • We will contact the utility suppliers and give details of the tenants along with the meter readings
  • Provide tenancy agreement and landlord contracts
  • Protect the deposit with the Deposit Protection Service as per current legislation
  • Deal with the rent collection each week/month and deal with any rent arrears that may arise
  • Complete a check out at the time of vacation, organise the return of the deposit and re-letting of the property
  • We will ensure that before any maintenance or certificates are completed you receive a phone call from us asking for authorisation unless you have already stated otherwise
  • We will always ask if you would like to use a preferred contractor
  • We will always give you a quote before any work is completed

Management Fee

Fully Managed Service – 10% + vat of the monthly/weekly income Tenancy Set Up Fee – £360 (£300 + vat) Let Only Service (Tenant Find Only) – £600 ( £500 + vat) Gas Safety Certificate –£90  (£75+ VAT) EPC (Energy Performance Cert) – £102 (£85 +VAT)
